Renting a flat or house
- Visit in person and meet the owner or an authorised agent — not just someone with the keys.
- Check water supply, power backup, parking and society rules on pets, guests and maintenance charges.
- Sign a written rent agreement that states the rent, deposit, notice period and who pays for repairs.
- Get a receipt for the deposit and every rent payment, and follow any tenant registration requirements in your area.
Buying property
- Verify ownership: the sale deed and chain of previous ownership documents.
- Check for loans or disputes with an encumbrance certificate.
- Approvals: an approved building plan, and for new projects, any registrations required by your state’s real estate authority.
- Tax and dues: up-to-date property tax receipts and society dues.
- Use a property lawyer to review the documents before paying any significant amount.
PG and flatmates
Visit the room, ask what the rent includes (food, Wi-Fi, laundry, electricity), check the rules and notice period, and speak to current residents if you can.

Avoid property scams
Be careful of listings priced far below the area average, owners who are "out of town" and ask you to transfer a deposit to see the house, and anyone who won’t show original documents. Read our safety tips.
