Property for Sale in Bengaluru – Resale Flats, Houses & Plots
These are flats, houses and plots for sale in Bengaluru listed directly by owners and sellers — from the northern growth areas near the airport such as Bagalur, to established pockets like K Narayanpura off Hennur Road.
Buying property is the biggest deal most people make, so treat every listing as a starting point for your own checks. Olditems does not verify documents or handle payments; you deal with the seller directly.

RERA registration. For flats in a project, look the project up on the Karnataka RERA website and confirm the registration number, the builder and the approved plan.
Title and encumbrance. Ask for the sale deeds that trace ownership back over the years and an encumbrance certificate (EC) from the sub-registrar’s office, which shows any mortgages or charges on the property.
Khata. A Khata records the property for tax. An A Khata property within BBMP limits is fully compliant; a B Khata usually means a deviation, such as an unapproved layout, and can make bank loans and later approvals harder. Ask which one it is, and ask for the e-Khata and recent tax receipts.
Plan approvals. Layouts and buildings need approval from BBMP, BDA or, outside city limits, the local planning authority. Ask who approved the plan and check that the building matches it.
Occupancy and completion certificates. An OC and CC show the building was completed as sanctioned. Without an OC, water and electricity connections and resale can be difficult.
Visiting the property
Always visit in person, ideally more than once and at different times of day. Check water supply — borewell, municipal or tanker — as that matters a great deal in Bengaluru. Look at the approach road, drainage in the monsoon, parking and the distance to your work. In newer areas such as Bagalur, check which roads, schools and utilities are actually in place rather than planned. Talk to neighbours and the residents’ association about maintenance charges and any disputes.
Never pay a token before verification
Do not pay any token, booking amount or advance until a property lawyer has checked the documents and you have met the actual owner, whose identity matches the title. Be wary of sellers who push for a quick token “because another buyer is ready”, and of anyone who asks for payment online before a visit. Pay by traceable bank transfer against a written agreement, never in cash to a middleman. Our safety tips cover common patterns.
An A Khata property is fully compliant with building and layout rules and is recorded in the BBMP register. A B Khata usually indicates a deviation, such as an unapproved layout or building violation, and can make bank loans, building approvals and resale harder.
